What the site is
NYC Portfolios Tracker displays public records published by the City of New York through NYC Open Data and NYC Planning Labs GeoSearch. We offer paid compliance monitoring plans and hands-on services for owners and managers. It is an independent site and is not affiliated with, endorsed by or acting for the City of New York, NYCHA, HPD, DOB or any other agency.
No guarantee of accuracy
City data can be delayed, incomplete, mismatched to the wrong building or simply wrong. The site is provided "as is", without warranties of any kind. Always confirm violations, complaints, deadlines and inspection results with the issuing agency before you act or rely on them. Nothing on the site is legal advice.
Accounts
Accounts are optional for the building lookup. Plans and prices are listed in the Pricing section; no payment is collected on this site, and any plan is set up with you directly. Use your own email address, keep your password private and don't share your account. You're responsible for activity on your account. Password reset by email isn't available yet, so keep your password safe; you can change it from your dashboard while logged in. We may disable or delete accounts that break these terms, that look abusive or automated, or when needed to protect the site. You can ask us to delete your account at any time.
Acceptable use
Don't use the site to break the law, to harass tenants or anyone else, or to overload or disrupt the site or the City services it relies on. Don't use it to collect or share anyone's government-portal login, and don't try to access other people's accounts or data.
Services
Requests sent from the Services page are inquiries only. Scope, price and terms for any service are agreed separately before work starts. Ticket defense is an optional paid add-on. For Sanitation (DSNY) tickets we prepare the hearing package and submit each summons once, by hand, on OATH’s online form, only after the tenant’s signed statement is received; we never sign for anyone, and we don’t pay, close or resubmit tickets on your behalf without your instructions; we can't guarantee any outcome, because results depend on the facts and the hearing officer. Construction job and permit information on this site comes from public DOB data, which can lag DOB NOW and BIS; it doesn't replace checking with DOB.
Foreclosure assistance
Foreclosure assistance is offered through an independent foreclosure specialist. We are not a law firm and don’t give legal advice. No fee is charged before all agreed services are complete, and any paid work requires a signed written contract as New York Real Property Law §265-b requires. No one can guarantee that a lender or court will approve any option. Free housing counseling is also available through New York’s Homeowner Protection Program (HomeownerHelpNY.org).
Rental listings
Listings are posted by site administrators or by building owners for buildings saved to their account, and are reviewed before they’re published. We don’t verify every detail, including ownership, rent or availability; confirm everything with the listing manager before you pay anything or sign a lease. Listings must follow fair housing laws, including New York City’s ban on source-of-income discrimination, and must disclose all tenant fees under the FARE Act. We may remove any listing. Never wire money or pay cash to someone you haven’t met for an apartment you haven’t seen.
Limitation of liability
To the fullest extent the law allows, we aren't liable for any loss arising from your use of the site or the data it shows, including fines, penalties, abatements or missed deadlines.
Changes
We may update the site and these terms at any time. Continued use after a change means you accept the updated terms. A contact email is coming soon.
