Have the owner list your company as managing agent

You don't need anyone's NYCHA or HPD login to manage a Section 8 building. When the owner officially names the management company as managing agent, inspection results and violation notices come straight to you.

NYCHA Section 8

  • The owner names your company as managing agent, with your email, on NYCHA form 059.122 (Section 8 Property Owner Registration) if you also receive the HAP payments, or on the Owner Change of Address form 059.082A if you don't. Owners can request forms from NYCHA's Section 8 owner line.
  • On the NYCHA Owner Extranet (https://eapps.nycha.info/Owners/), the owner can update the account's contact email to your management office, so inspection results and failure notices reach you.
  • Inspection appointment letters may still arrive by mail. Ask owners to forward or scan them to you.

HPD

  • List your company as managing agent on the building's HPD Property Registration, with an email address. HPD sends violation and inspection notices to the registered agent.
  • For HPD Section 8 vouchers, managing agents can use HPD's DTR Owner Portal to see inspection schedules and results.
  • The lookup on this page shows the managing agent HPD currently has on file for each building.
We never ask for passwords. NYC Portfolios Tracker will never ask for, store or use a NYCHA Owner Extranet, HPD or other government-portal password. If anyone asks for one in our name, don't share it.

NYCHA HQS cure deadlines

When a NYCHA Housing Quality Standards (HQS) inspection fails, the owner must fix the deficiencies within these deadlines or risk having the housing assistance payment abated.

24 hoursLife-threatening conditions (for example no heat in season, gas leaks, missing smoke or CO detectors, exposed wiring)

HPD violations are separate. HPD Housing Maintenance Code violations have their own correction periods (Class C: 24 hours; Class B: 30 days; Class A: 90 days, with shorter periods for some conditions such as heat, lead paint and window guards). An open Class C or rent-impairing violation is a red flag before any Section 8 inspection. Confirm exact dates on each notice.
